Our loan terms aren’t one size fits all – let’s explore how we can tailor our numbers to work for your needs.

• 650 FICO score. We will look at lower scores on a case-by-case basis subject to slightly higher rates and lower LTVs.
• 3 months of cash reserves for the permanent loan.
• No derogatory public records in the past 2 years.
• First-time investors allowed.
• LLC, Corporation, or Partnership.

  • Purchase (Acquisition Only): 70% LTV.
  • Purchase and Rehab: Up to 90% of the purchase price; up to 100% of rehab costs.
  • Not to exceed 70% of After Repair Value (ARV).
  • Permanent loan LTV will be determined based on several factors, including credit score and credit profile, type of loan (cash-out, rate and term), DSCR ratio, and others.
Experience Level:
• 0-2 Properties: Up to 80% of the purchase price; 100% of renovation costs. Not to exceed 70% of After Repair Value.
• 3-9 Properties: Up to 85% of the purchase price; 100% of renovation costs. Not to exceed 70% of After Repair Value.
• 10+ Properties (720+ FICO): Up to 90% of the purchase price; 100% of renovation costs. Not to exceed 70% of After Repair Value.

For fix financing: 12 month term, with option to extend four times by 3 month increments; no pre-payment penalty (3 months minimum interest required); $100,000 minimum After Repair Value.
For permanent financing: 15, 30, or 40 year fixed available (I/O possible for 40 year). 3/6, 5/6, 7/6, 10/6 ARMs.
