Fix and flip loans provide short-term purchase-and-renovation financing for residential investment properties – the primary capital source for investors who acquire undervalued homes, renovate them, and sell for profit. Clout Capital’s fix and flip loans cover up to 90% of the purchase price and 100% of renovation costs, with all financing capped at 70% of ARV (after-repair value: the property’s projected resale value once work is complete).

A bridge loan is short-term financing that allows a real estate investor to act fast on an acquisition, or access equity through a cash-out refinance, before permanent financing is in place. Unlike fix and flip financing, bridge loans are not renovation dependent; Clout Capital’s bridge loans are available for both stabilized and value-add properties, with acquisitions financed up to 70% LTV (loan-to-value) and cash-out refinances up to 65% LTV.

Buy and hold, and buy, fix, and hold loans are rental property financing products for investors purchasing either stabilized assets or properties to renovate and lease for long-term income. Clout Capital handles both phases in-house: a bridge loan for acquisition and any renovation work, converting to a permanent DSCR or other rental loan once the property is stabilized. Investors following the BRRRR strategy (Buy, Renovate, Rent, Refinance, Repeat) use this same structure to build and scale their rental portfolios.

Ground-up construction loans finance new residential builds from land acquisition through certificate of occupancy – a distinct product from bridge loans and renovation financing, with its own draw schedule, inspection process, and underwriting criteria. Clout Capital’s construction loan program is backed by principals with 50+ years of combined construction experience and a direct role in reviewing every draw.

A DSCR loan (Debt Service Coverage Ratio loan) is a long-term rental property loan that qualifies on the property’s income rather than the borrower’s. DSCR (the ratio of a property’s gross rental income to its monthly debt payment) determines eligibility. A ratio at or above 1.0 means the property cash flows above the cost of the loan.

No. Every Clout Capital loan is asset-based. Qualification is based on the deal: the property value, the renovation plan, and the exit strategy. No W-2s, no tax returns, and no personal income documentation are required for Fix and Flip, Bridge, Buy and Hold, or DSCR loans.
Yes. First-time investors are welcome on Fix and Flip, Bridge, Buy and Hold, and DSCR loans. New construction is the only product that requires 3 or more completed ground-up projects, although first-time builders paired with a qualified general contractor are considered on an exception basis.
Clout Capital closes in as few as 3 to 5 business days on repeat transactions. New borrowers typically close within 2 weeks. Speed depends on how quickly documentation is submitted and appraisal is completed.
Every loan includes a flat processing fee, cost of appraisal, origination points (discussed at application), and a bank attorney fee. There is no application fee.
All Clout Capital loans are business-purpose and must close under an LLC, Corporation, or Partnership. Personal-name closings are not available. If you don’t yet have an entity, we can discuss formation before you apply.
Clout Capital lends primarily in New York, New Jersey, Connecticut, Pennsylvania, Massachusetts, Vermont, and Rhode Island. We work with additional financing partners to fund deals outside of these states.
